Solid brickwork up to damp course level gives the rest of the building its complete square to be bedded on to.

Timber framed structure

The garden room consists of C24 Stress graded treated timber only. Timber used would pass building regulations if needed to. Using this gives you the peace of mind that the structure will be solid.

Stress graded batten and breathable felt

The whole building will be covered with breathable graded felt and then battened ready for the next stage.

Felt or rubber Roof structure

Stress graded c24 roof joists used, 18mm thick ply and celotex insulation to form a cold deck roof with ventilation. Rubber or felt for the covering, which ever you prefer.

Maintenance free facia soffit and guttering

100% completely maintenance free high quality fascia soffit and guttering used.

James Hardie cladding

100% completely maintenance free cement board cladding. No painting required, EVER!

A rated energy efficient windows and doors

A rated upvc windows and doors, toughened glass required with the colour of your choice.

Electrics

Our electrician is fully qualified. The garden room will have its own circuit and fuse board, seperating it from the house electrics. Double sockets, outside lights and inside lights all in the price.

Cabled Wifi

No booster needed, we will run the wifi cable straight to the building so the internet has complete full signal at all times.

Plastering

Walls and ceiling plastered giving it that finish the same as what your home does.

Decorating

The whole garden room will be decorated including the skirting boards.

Floor covering

Hardwearing laminate/wood floor installed, colour of your choice.
